What a replacement here involves

A replacement is the right call when the shingles have lost their granules across whole slopes, when the deck has gone soft in more than a patch or two, or when repairs have started arriving faster than storms do. We strip the roof to the boards rather than shingling over the old course, because a layover hides exactly the thing that decides how long the new roof lasts.

What is on the estimate

  • Tear-off, stated by depth

How many layers are coming off, and the rate that applies if a second layer appears underneath.

  • Deck repair, priced per sheet

You know the per-sheet figure before the roof is opened, so a soft deck is arithmetic rather than a renegotiation.

  • Underlayment and ice barrier

Synthetic felt over the whole field, with self-adhering membrane carried up from the eaves and through the valleys, each priced on its own line.

  • Flashing, item by item

Chimney, sidewall, valley and pipe-boot flashing each named, because replacing shingles around tired flashing buys you nothing.

  • Ventilation

Intake and exhaust checked against the roof area and corrected if the balance is wrong.

  • Disposal and the ground sweep

Dumpster, haul-away and a magnet pass across the drive, the beds and the lawn edge.

The coverage behind the materials

A new shingle roof from us carries a 50-year warranty on the shingles, backed directly by the manufacturer rather than by us alone. That distinction matters: a manufacturer-backed warranty survives independently of any one contractor, and the terms are printed on your estimate before you agree to anything. We will walk you through what it covers and what it does not during the inspection.

Questions about this work

Do you have to replace the whole roof at once?

Not always. Where a single slope has failed and the others are sound, we will price that slope on its own and tell you honestly how long the rest has left. What we will not do is quote a partial replacement that leaves a known problem under new shingles.

What happens to my landscaping?

Beds under the eaves get covered before the tear-off starts, and the ground is swept with a rolling magnet afterwards. If there is something fragile against the house, tell us at the inspection and we will plan the drop zones around it.

Find out what a replacement would actually cost

The inspection is free, and the estimate it produces is itemised down to the deck repair rate.
